Griffin Structures, working in close cooperation with LPA Design Studios and Swinerton Builders, is serving as the developer, Program and Construction Managers for the innovative Public-Private Partnership (P3) delivery of the City of Pflugerville’s Downtown East project.
This project is a one-of-a-kind endeavor that represents cutting edge methodologies for Public-Private Partnerships (P3). In addition to full collaboration with the City of Pflugerville, the partnership consists of Developer Partners, Masterplan Architects, Recreation and City Hall Architects as well as bridge and infrastructure consultants. Downtown East is envisioned as an 18-hr Live, Work, Play development that channels Pflugerville’s origins, natural beauty, existing community, future growth, and aspirations for health, longevity, and civic engagement all in one space.
Downtown East combines the historic roots of downtown; its bucolic natural environment with trees, streams, woods, and trails; a new City Hall, and Multigenerational Recreation Center into a once-in-a-generation Civic Heart – a civic-anchored mixed-use district fueled by the market activity generated through proximity to state highway FM 685 and an extended Main Street. The embedded activity generated from the inner workings of a premier City Hall, Multigenerational Recreation Center, and programmable plazas and greenspace captures the identity of a community – a sense of family.
