DELIVERY METHODS
Design – Bid – Build
In this sequential, traditional project delivery method, the client contracts with an architect to develop a complete set of construction documents, and, following receipt and review of contractor bids, contracts with a selected contractor to build the project. Griffin Structures can be selected as a Program/Construction Manager early in the process to assist with development of a building program and budget, coordinate architectural selection, perform constructability reviews, and ensure roadblocks are mitigated where feasible. Following the Public Contracting Code, Griffin Structures employs a contract prequalification process to ensure qualified contractors respond to the request. Once construction begins, Griffin actively manages budget, schedule and quality. Your success is our success.
Construction Management Multi-Prime
Unlike traditional Design-Bid-Build, Multi-Prime project delivery allows for individual trade bid packages to be bid separately by Prime trade contractors (often pre-qualified) directly to the Owner as specified in the Public Contracting Code. Each Prime contractor also provides requisite bonds, and the lowest bidder per trade is selected. Multi-Prime delivery can be performed by Griffin on an “agency” basis (the Client enters into a contract with each Prime contractor directly) or on an “at risk” aggregate bonded basis (assigning the contracts to Griffin).
In Multi-Prime delivery, we can serve as Program/Construction Manager on the basis of professional services qualifications. By working with our clients early, Griffin provides services throughout the planning, design, permitting and ultimately during the construction process. Since each trade is bid separately, local bidders have better opportunities for participation. Better bid coverage leads to better pricing. This delivery process provides more flexibility in bidding and scheduling and facilitates project phasing.
Design – Build
In this delivery method, Griffin partners with design professionals and contracts as a single-source team completing both design and construction services to meet the client’s specific project needs. Our clients benefit from timely project completion on a fast track schedule.
Integrated Project Delivery (IPD)
A creative alternative to Design-Build, IPD gives the client the certainty of cost and schedule while maintaining control. Griffin retains the entire project team and is the single point of responsibility and accountability. We assume your project’s risk and provide a fixed and bonded Guaranteed Maximum Price (GMP) and assure your project is delivered on time and budget. All savings revert fully to the owner.
Public-Private Partnership (P3)
This collaborative delivery method assembles a project team comprised of a public sector client and Griffin as developer and program/construction manager, along with proven design professionals and contractors. The Design-Build-Finance model streamlines delivery, resulting in high-quality, cost-effective community-serving social infrastructure projects. Every P3 project is unique, customized to suit the needs of each client and each project.
