Virtual Program & Construction Management
As a means to continue seeking new and innovative solutions for our client base, Griffin Structures has developed a Virtual Program & Construction Management (VirtualPMCM) platform.
This specific approach for delivering services utilizes technology to solve a unique set of problems for our clients.
-
- The Problem of Geography: VirtualPMCM connects high quality construction management professionals to projects without requiring a physical presence as with conventional processes.
- The Problem of Scale: While traditional program and construction management is typically uneconomical for small projects, VirtualPMCM allows for clients, no matter the project size, to receive unparalleled service from a seasoned professional.
- The Problem of Staffing: VirtualPMCM can solve for staffing challenges in projects with limited labor resources.
What is it?
VirtualPMCM is an approach which provides program and construction management services remotely, or nearly remotely. Confronted with one (or all) of the challenges listed above, VirtualPMCM economically provides our clients with a variety of protocols and technologies to achieve project success. In this approach, our designated VirtualPMCM is able to assume the same responsibilities as on a traditional on-site deployment, with virtual inspections, replacing the in-person visual observations.
How does it work?
The key to success in utilizing our VirtualPMCM approach is the integration and coordination of the following:
Technology
To maximize the VirtualPMCM approach, we recommend tailoring the Project Specifications included as part of the bidding documents used to procure Contractors. Specifically, there are key requirements that will need to be identified in the Division 01 Specifications which will in turn serve to facilitate the execution of VirtualPMCM oversight. These may include provisions for the use of cloud document control systems, drone imagery, 360 photography, video conferencing protocols, minimum onsite WiFi capabilities and other specific requirements needed to set the project up for success.
Ultimately, the above protocols allow for the management of the project shift to a technological interface which, as an added benefit, provides our clients with the ability to maintain an active virtual presence from their computer or mobile device with ease.
On-Site Observations
With the VirtualPMCM approach, Griffin Structures will team with a local inspections firm to effectively serve as the “eyes and ears” of the designated VirtualPMCM. The frequency and deliberateness of on-site inspections will be specific to each project to achieve the highest value to the project in close coordination of our client.
And despite the technological solutions available, and the benefits inherent in utilizing a VirtualPMCM approach, we still believe in the importance of a physical onsite presence by our designated VirtualPMCM. With that said, we schedule intermittent physical site visits at critical project milestones to ensure quality, schedule and budget remain consistent with the expectations of our client.
