Santa Ana City Hall Renovation/Ross Avenue Annex

A primary feature of the new Development Services Center is “smart-building” design, specific for the technical needs of the occupants.

This project consisted of two parts, the first of which entailed the development of a new, four-story 72,000 square foot facility for Public Works, Planning, and Building Agencies. The project was delivered to the City on a turnkey, program management “at risk” basis, with a guaranteed maximum prive of $11.7 million. Griffin supplied the full range of planning, programming, design, and development management services through construction.

Following construction of the Ross Annex to City Hall, Griffin was contracted to deliver a $2 million renovation of the existing 8-floor City Hall office tower.  Griffin provided construction management for this $2 million renovation of the existing 8-floor office tower.  It was critical that all functions remain in operation during the project, with a “rolling” relocation plan (with very complex staging and phasing) from area to area as project components were completed.
